The Site Today

Land at Normandy and Flexford comprises a series of grass and agricultural fields between Westwood Lane and Glaziers Lane, with the railway to the south, and Guildford Road properties to the north.

The site benefits from existing vehicular and footpath connections, and a potential to link directly onto the Wanborough rail station. This site was a draft allocation for community facilities and housing in the previous 2016 Draft Local Plan.

The site and wider local area benefit from superb public transport links. Wanborough Station sits on the site’s southern boundary, with a frequent South Western Railway service to Guildford (7 mins) and onward to London Waterloo in under 40 mins.

Our emerging masterplan includes:

Up to 950 much needed new homes, including 50% affordable housing

New education facilities with supporting green open space

Neighbourhoods designed to reflect the local surroundings and community

A new community hub with space for local shops and services, designed to offer new facilities for local residents

Public open spaces and protected ancient woodland with play areas and community facilities

Improved access and connectivity with Wanborough Station

Direct footpaths to a new Suitable Alternative Natural Green Space (SANG) with its own play, orchard and foraging routes

A new bus through-route, mobility hub, and e-bike stations to improve sustainable travel
